The first stage is a free, no-cost general concept estimate. We take a look at your goals, talk through the scope, and put together a rough number so you have a realistic idea of what you might be getting into. There's no obligation and no charge—it's just a starting point to see if we're aligned.
If you'd like to move forward from there, we enter a project development phase. This is where the estimate becomes detailed and precise—line by line, with real numbers. Because this takes significant time and expertise, we charge a fee for the time and materials involved in putting it together. That fee is built into your final estimate if you choose to build with us. If you decide to go with another contractor, you still walk away with a thorough, professional estimate you can use as a foundation—and you've only paid for the time it took to produce it.
One of the biggest benefits of this detailed estimate is education. Most homeowners don't fully realize what goes into a project until they see it itemized—every step, every trade, every material. The estimate answers a lot of questions you didn't even know you had. With a time-and-material arrangement, you're billed for the actual hours worked and materials used, rather than a fixed price upfront. This works well for smaller jobs, repairs, or work where the full scope isn't easy to define in advance.
One situation where this comes up regularly: we sometimes have availability between larger projects. If your job is flexible on timing and doesn't require a full fixed-price estimate, we may be able to fit it in sooner—often at a better pace than waiting for a full project slot to open up.
It's not the right fit for every job. A full custom home or major addition benefits from a detailed fixed estimate so everyone knows exactly what's involved. But for the right type of work, time-and-material is straightforward, transparent, and efficient.

It depends on the scope, but most projects move efficiently because of our established trade network. We work with vetted local electricians, plumbers, HVAC technicians, and other specialists who know how to coordinate well together.
A bathroom renovation might take 2–4 weeks. A basement finish typically runs 6–10 weeks. Additions and custom home builds are larger undertakings—once a permit has been established and we're ready to break ground, these projects generally run between 3 to 5 months depending on complexity, finishes, and site conditions.

All of our work comes with a minimum 1-year workmanship warranty. Here's exactly what that means.
What's covered: defects in labour and installation. If something was installed incorrectly or a workmanship error causes a problem within the first year, we'll come back and make it right—no charge. This applies to every scope of work we perform, regardless of the type of project.
What's not covered: natural material behaviour. Building materials move. Wood shrinks and expands with humidity and temperature. Drywall can develop minor nail pops or hairline cracks as a house settles. Concrete develops small curing cracks within normal tolerances. Caulk can separate slightly over time. Minor gaps can open up due to seasonal changes. These are normal, expected characteristics of building materials—they are not signs of faulty workmanship, and they are not covered under a workmanship warranty.
This is standard across the construction industry, and we want to be upfront about it so there are no surprises. If you're ever unsure whether something is a workmanship issue or natural material behaviour, just call us—we'll take a look and give you an honest answer.
Above and beyond our 1-year workmanship warranty, many of the products and systems installed in your home carry their own manufacturer or factory warranties—and these vary depending on the product.
For example, roofing materials often come with manufacturer warranties ranging from 25 years to lifetime coverage. Furnaces, air conditioning units, and water heaters typically carry manufacturer warranties on parts and sometimes on labour as well. Garage doors, windows, doors, and appliances each have their own terms set by the manufacturer.
The key thing to understand is that not all product warranties are the same. Some cover both labour and materials. Some cover only the product itself—meaning if a part fails, the manufacturer will replace it, but the cost of labour to install the replacement may not be included. The specifics depend entirely on the manufacturer and the product.
Our 1-year workmanship warranty is always your baseline—that's our commitment to you on the installation side. The manufacturer warranty sits on top of that and can extend coverage well beyond the first year, depending on the product.
At the close of your project, we make sure you have all the relevant warranty documentation for every product and system installed. We'll walk you through what's covered, for how long, and what to do if you ever need to make a claim. You'll have everything organized and in hand so there's never any guesswork down the road.
Yes—permit coordination is part of what we do. For most projects that require a building permit (additions, new builds, structural changes, finished basements, and others), we manage the application process on your behalf.
We work with the local municipality, prepare the required documentation, and make sure the work is done in compliance with Ontario Building Code. You don't need to navigate that process yourself.
Some smaller projects—like a deck, fence, or minor interior renovation—may not require a permit depending on scope and local bylaws. We'll let you know upfront what's needed and handle it from there.
Changes happen—and that's okay. What matters is how they're handled.
Any change to the original scope is documented as a formal change order. This is a written record of what's being added, removed, or modified, along with the updated cost. We don't proceed with out-of-scope work until the change order is signed and the additional amount is settled.
This protects you from surprise costs and protects us from scope creep. It keeps the project clear, honest, and on track for both sides.

Payments are made at project milestones—not as a single lump sum. Every project is different, so the payment schedule is tailored to the size and scope of your specific build. You'll know the full schedule before anything starts.
For smaller projects, it's often straightforward: 50% to schedule (which allows us to begin ordering materials and lining up trades), 25% on start day, and the remaining 25% upon completion.
For mid-sized projects, a common structure is 25% to schedule, 25% on start day, 25% at the midpoint, and the final 25% upon completion.
For larger builds—custom homes, major additions, or full reconstructions—payments are organized into packages that align with the phases of construction. For example, planning, development, and coordination may be bundled as an initial payment. Then excavation, foundation, and framing would be prepaid before that phase begins. Exterior work—siding, roofing, windows—follows the same approach, and so on through to finishing.
Any materials or products that need to be ordered in advance (windows, doors, cabinetry, specialty items) are factored into the relevant milestone payment so they're secured before the order is placed.

Yes—we do offer VR design experiences, and in the right situations, they can be genuinely valuable. We're still building out this side of our business, so it comes at a premium. That said, for the right project, it can absolutely pay for itself.
